Before Agreement Finalization: Prospective tenants are required to make an advance payment to hold the property off the market while the rental agreement is being prepared. Amount: The advance payment amount will be 100,000 Rs , which is applied towards the key money upon signing the lease agreement.
Legal Fees: A portion of the advance payment,15,000 Rs per office space , covers legal expenses related to lease preparation and is non-refundable. These fees compensate for the cost of drafting a legally compliant rental agreement tailored to the specifics of the property and the rental terms. Re-Advertising Fee: Should the prospective tenant decide not to proceed with the lease before signing the agreement, a 20,000 Rs per office space re-advertising fee will be retained from the advance payment.
Conditions for Refund: If the prospective tenant decides not to proceed with the rental agreement before it is finalized, the remaining balance of the advance payment, after deducting the non-refundable legal fees and re-advertising fee, will be refunded. This refund will be processed within 5 business days.
If the rental agreement is signed by both parties, the entire advance payment will be credited towards the Key Money. No fees will be refunded after the agreement is signed, as they are considered earned for securing the lease. Exceptions
If, for any reason, Property Owner's cannot proceed with the lease after receiving the advance payment, the entire amount including all fees will be refunded to the prospective tenant.
